NORMAS C\u00cdVICAS Y DE CONVIVENCIA v2 23\/01\/26   (English Version at the end)
\t
El CLIENTE y todas las personas alojadas en LA VIVIENDA TUR\u00cdSTICA RURAL EL GERBAL quedan sometidas al respeto de las normativas de convivencia que rigen en el t\u00e9rmino municipal de Villahoz, Burgos.
Adem\u00e1s, deber\u00e1n someterse al cumplimiento de las siguientes normas: 
1. Primera. 
\u2022\tRespetar la calma y el descanso de los convivientes y los vecinos, as\u00ed como en el entorno. El ruido a partir de las 11 de la noche est\u00e1 totalmente prohibido. No est\u00e1 permitido, a partir de la hora anteriormente mencionada, el uso de cualquier tipo de reproductor de m\u00fasica, incluyendo dispositivos m\u00f3viles, altavoces, amplificadores de cualquier tipo, karaokes\u2026
\u2022\tNo est\u00e1 permitido celebrar fiestas, despedidas o eventos que puedan alterar el bienestar de los vecinos. Ante la primera queja, ser\u00e1 causa de expulsi\u00f3n de la propiedad sin reintegro alguno.
\u2022\tEn caso de incumplimiento, la propiedad se reserva el derecho a desalojar la casa y dar el parte pertinente a la Guardia Civil y a tomar las acciones legales oportunas, dependiendo del alcance del perjuicio ocasionado.
2. Segunda 
\u2022\tEl CLIENTE se compromete a actuar con el m\u00e1ximo civismo, respetando el entorno, la calma, la naturaleza, la limpieza y el orden de la vivienda. En caso de que en la revisi\u00f3n previo a la salida las estancias o exterior se encuentren en un estado no razonable de orden y limpieza El Gerbal se reserva el derecho de retener la parte de fianza correspondiente que podr\u00eda ascender al total de la misma, en funci\u00f3n del estado revisado. 
3. Tercera. 
\u2022\tEl CLIENTE se obliga a ser diligente y cuidadoso en el consumo de electricidad, calefacci\u00f3n, agua, le\u00f1a, as\u00ed como de la seguridad, no permitiendo la entrada a la casa a personas ajenas a la reserva pactada con la propiedad. Adem\u00e1s, y en este sentido, el CLIENTE debe cerrar la puerta de entrada y las ventanas. La propiedad no se hace responsable de la falta de criterio en concepto de seguridad del CLIENTE, y por ello se exime de cualquier responsabilidad derivada de su mal hacer y se reserva el derecho a tomar las acciones legales pertinentes dependiendo de los da\u00f1os causados por terceros.
\u2022\tEl Gerbal est\u00e1 adherido al plan de choque de Ahorro y Gesti\u00f3n Energ\u00e9tica en cumplimiento de RITE RD1027\/2007 y Real Decreto Ley 14\/2022. La temperatura m\u00e1xima estipulada pilotada por la calefacci\u00f3n ascender\u00eda a un m\u00e1ximo de 19\u00baC. Dadas las caracter\u00edsticas favorables de la vivienda la temperatura se puede aumentar varios grados en condiciones normales solo con una gesti\u00f3n correcta de la apertura de ventanas\/contraventanas de cara sur (aumenta la temperatura) y cara norte (reducir\u00eda temperatura).  Dado que la vivienda no tiene climatizaci\u00f3n el l\u00edmite de 25\u00baC es dependiente de una correcta gesti\u00f3n de la apertura, cierre de ventanas seg\u00fan indicado y el horario de sol de cada temporada. 
4. Cuarta. 
\u2022\tPor motivos de higiene y salubridad, est\u00e1 prohibido abandonar, dejar o arrojar basuras en la vivienda, jard\u00edn o en la calle junto a la puerta de entrada. El CLIENTE se compromete a desechar sus bolsas de basura en cualquiera de los contenedores para su dep\u00f3sito que existen en las inmediaciones de la Vivienda Tur\u00edstica Rural El Gerbal. 
\u2022\tContenedor de residuos no reciclables en la primera calle (subida a bodegas) a la derecha viniendo de Lerma. 
\u2022\tContenedores de pl\u00e1stico, no reciclables y otros en la segunda calle (entrada al primer arco del pueblo) a la derecha viniendo de Lerma. 
6. Sexta. 
\u2022\tEl CLIENTE se compromete a cuidar y mantener el mobiliario y las instalaciones de la vivienda, no pudi\u00e9ndose mover ni el mobiliario, ni los electrodom\u00e9sticos, ni los equipos de su lugar original. Si se produce alguna aver\u00eda o rotura se comunicar\u00e1 a la propiedad lo antes posible. EL CLIENTE se compromete en todo momento a garantizar el buen uso de cualquier electrodom\u00e9stico, enseres, menaje o decoraci\u00f3n de la Vivienda Tur\u00edstica Rural El Gerbal.
7. S\u00e9ptima. 
\u2022\tLa Vivienda Tur\u00edstica Rural El Gerbal est\u00e1 dotada con sistemas de seguridad en las puertas, ventanas, detecci\u00f3n movimiento, detecci\u00f3n de Humos, de CO. Por motivos de seguridad tambi\u00e9n hay cuatro c\u00e1maras de vigilancia para el exterior que se activan con la detecci\u00f3n de movimiento. Particularmente preparado para el aseguramiento de la protecci\u00f3n de las personas y de los elementos exteriores de gran valor hist\u00f3rico (estelas y pila de \u00e9poca Medieval XII-XIII).  Las grabaciones de estas disponen de sistema de encriptamiento y s\u00f3lo ser\u00e1n accesibles en caso de alguna incidencia. Las c\u00e1maras de vigilancia interior estar\u00e1n retiradas y colocadas en zonas de no acceso del cliente (garaje cerrado-sala de usos m\u00faltiples y despensa) para aseguramiento de la privacidad del CLIENTE. 

8. Octava. 
\u2022\tAnte cualquier situaci\u00f3n con evidencias de vandalismo, ruidos, alboroto, quejas fundadas de vecinos o uso imprudente de la vivienda y sus enseres, la propiedad se reserva el derecho a dar por finalizado el contrato de alquiler en cualquier momento, debiendo los inquilinos abandonar el inmueble inmediatamente sin posibilidad alguna de reembolso total o parcial del importe abonado a la propiedad.
9. Novena. 
\u2022\tLa propiedad no se responsabiliza de los objetos propiedad del CLIENTE depositados en la vivienda, as\u00ed como de los objetos que pudieran haber olvidado. En caso de que la propiedad encuentre alg\u00fan objeto propiedad del CLIENTE,  y \u00e9ste quiera recuperarlo, acudir\u00e1 a recogerlo a la direcci\u00f3n indicada por la propiedad y en caso de que el desplazamiento no fuera posible, los gastos del env\u00edo de dicho objeto correr\u00e1n a cargo del CLIENTE.
10. D\u00e9cima. 
\u2022\t Si el CLIENTE tuviese que abandonar la casa, por cualquier circunstancia, antes de la fecha previamente contratada, no tendr\u00e1n derecho a la devoluci\u00f3n total o parcial del importe abonado en ning\u00fan caso. 
11. Und\u00e9cima. 
\u2022\tLos ni\u00f1os deben estar acompa\u00f1ados en todo momento por un adulto responsable. La propiedad se exime de total responsabilidad producida por un mal uso de las instalaciones o despiste del CLIENTE y los da\u00f1os tanto materiales como f\u00edsicos que con ello se puedan ocasionar y se reserva el derecho de tomar las acciones pertinentes al respecto.
.
12. Duod\u00e9cima. 
\u2022\tEstamos alojados en una vivienda rural antigua, con estructuras vista y no vistas de madera y en un entorno pleno de vegetaci\u00f3n, pinos, manzanos, almendros\u2026. En la que se ha conservado su esencia rural antigua en todos los sentidos posibles. 
Por cuestiones de seguridad: 
\u2022\tQueda totalmente prohibido fumar en ninguna zona del interior de la Vivienda Tur\u00edstica Rural El Gerbal (Vivienda, Sala Usos M\u00faltiples(garaje), Almac\u00e9n).  En el exterior solo es permitido fumar manteniendo precauci\u00f3n extrema evitando cualquier posible riesgo tanto en el interior de vivienda, como en la vegetaci\u00f3n de interior como cualquiera de los aleda\u00f1os fuera de la Vivienda y su entorno. 
\u2022\tQueda totalmente prohibido hacer ning\u00fan fuego en el interior o exterior, salvo uso convenido de chimenea (s\u00f3lo con la madera suministrada por El Gerbal o convenida) y la barbacoa (s\u00f3lo con carb\u00f3n suministrado o convenido por El Gerbal). 
\u2022\tEs responsabilidad total del cliente el uso responsable de la chimenea de madera, especialmente al introducir madera con el fuego encendido, asegurar un cierre correcto y completo del cristal de protecci\u00f3n y asegurar ning\u00fan resto incandescente se desprende en cualquier operaci\u00f3n. Es responsabilidad total del cliente asegurar no sale ninguna chispa. No permitir acceso a los ni\u00f1os.  
\u2022\tQueda totalmente prohibido alterar la posici\u00f3n, conexi\u00f3n de cualquier luminaria o equipo el\u00e9ctrico as\u00ed como colocar cualquier elemento encima de las mismas o  conectar ning\u00fan elemento electr\u00f3nico a\u00f1adido a los ya disponibles en el establecimiento que supere los 100W de consumo. El cliente es responsable de un uso racional de los elementos el\u00e9ctricos de la vivienda dado que si se conectan varios la luz se saltar\u00e1, especialmente al conectar el horno el\u00e9ctrico en combinaci\u00f3n con otros de alto consumo como lavadora, lavavajillas,\u2026 
\u2022\tNo se permite en ning\u00fan caso la carga de veh\u00edculos el\u00e9ctricos. 
\u2022\tEst\u00e1 terminantemente prohibido el uso de cualquier tipo de material pirot\u00e9cnico (petardos, bengalas, etc.) o combustible (velas, palitos de ambiente, .. ). 
\u2022\tNo se permitir\u00e1 el uso de chimenea, barbacoa, paellera u otro elemento combustible en los periodos que la administraci\u00f3n local o de otro \u00e1mbito determine. Consultar en cualquier caso antes de encender ning\u00fan tipo de instalaci\u00f3n con combustible de cualquier tipo. 
\u2022\tLa Vivienda Tur\u00edstica Rural \u201cEl Gerbal\u201d cuenta con detectores de Humo y  de CO con aviso de alarma sonora y wifi,  en planta baja, primer piso y sala de usos m\u00faltiples(no Wifi). En caso de activaci\u00f3n por incumplimiento de las normas indicadas u otras de la casa, la propiedad se reserva el derecho a dar por finalizado el contrato de alquiler en cualquier momento, debiendo los inquilinos abandonar el inmueble inmediatamente sin posibilidad alguna de reembolso total o parcial del importe abonado a la propiedad.

13. D\u00e9cimotercera. 
\u2022\tQueda totalmente prohibida la entrada y pernocta en Vivienda Tur\u00edstica Rural a cualquier persona ajena a la reserva pactada con la propiedad. En caso de incumplimiento, la propiedad se reserva el derecho de indemnizaci\u00f3n por incumplimiento de la normativa interna de la casa, por un importe de 500 \u20ac  por persona y d\u00eda de alojamiento indebido.
14. Decimocuarta. 
\u2022\tEs responsabilidad de los inquilinos mantener un extricto cuidado de su propia seguridad en las actividades que se realicen:  al bajar\/subir escaleras, en las actividades en el jard\u00edn, en los accesos de entrada y salida, en los accesos a las estancias, en la apertura\/cierre de ventanas o contraventanas, subida\/bajada de persianas (asegurar que los ni\u00f1os no pueden acceder a los cordeles),   y en el uso de cualquiera de los elementos contenidos en la Vivienda, horno el\u00e9ctrico, barbacoa, paellera de gas,\u2026 El Gerbal no se har\u00e1 responsable de una ausencia de cuidado o supervisi\u00f3n por parte del cliente y sus acompa\u00f1antes, sean mayores o menores de  edad. 
15. Decimoquinta. 
\u2022\tEl inquilino debe permitir el acceso a la propiedad o delegados, sin restricci\u00f3n para realizar tareas de mantenimiento, reparaci\u00f3n, adecuaci\u00f3n que puedan ser necesarias para conservaci\u00f3n de un correcto estado de la Vivienda Tur\u00edstica Rural \u201cEl Gerbal\u201d. 

16. Decimosexta. 
\u2022\tEn la Vivienda Tur\u00edstica Rural \u201cEl Gerbal\u201d se pueden aparcar dentro del \u00e1rea privada 4 veh\u00edculos de tama\u00f1o medio que deber\u00e1n estar aparcados en las zonas habilitadas para ellos. (Zona frente a port\u00f3n sala usos m\u00faltiples y limitado por el camino de piedras desde le\u00f1era a jard\u00edn).No se puede introducir o aparcar m\u00e1s veh\u00edculos de los indicados en el interior de la finca y en ning\u00fan caso transitar con veh\u00edculos fuera de la zona habilitada para aparcamiento y maniobras de entrada y salida. No se puede aparcar en la zona de acera exterior ni en zonas\/eras que sean de uso privado en los aleda\u00f1os, puesto que en caso de hacerlo su veh\u00edculo puede ser retirado y multado. El cliente en caso de necesidad deber\u00e1 as\u00ed aparcar en  la multitud de sitios disponibles en el municipio. 
\u2022\tEn el acceso con veh\u00edculos por el port\u00f3n principal al recinto de la Vivienda Tur\u00edstica Rural \u201cEl Gerbal\u201d   es recomendable hacerlo entrando desde la direcci\u00f3n Villahoz a Lerma, dado que, viniendo desde Lerma, en funci\u00f3n de la longitud del veh\u00edculo el giro a realizar puede resultar complicado. El Gerbal no se responsabiliza de ning\u00fan da\u00f1o que puedan sufrir los veh\u00edculos o personas por un acceso inadecuado a la zona de parking (a la derecha del port\u00f3n de entrada y limitado por camino de piedras, port\u00f3n de entrada y valla exterior. 
\u2022\tEl CLIENTE es responsable de cumplir todas las normas de circulaci\u00f3n establecidas por la DGT y los organismos oficiales. 

17. Decimos\u00e9ptima. 
\u2022\tLa Vivienda Tur\u00edstica Rural \u201cEl Gerbal\u201d dispone de una piscina exterior modelo INTEX 26356NP de 5,49x2,74x1,32 m y de piscina exterior de ni\u00f1os (pulpo). La\/s piscina\/s estar\u00e1n abierta solo en determinadas \u00e9pocas del a\u00f1o (en general julio\/agosto), cuando las condiciones clim\u00e1ticas, de mantenimiento y otras lo permitan. \u201cEl Gerbal\u201d se reserva el derecho de cerrarla o prohibir el acceso en cualquier momento. 
\u2022\tLa piscina tiene un cobertor de pl\u00e1stico con sistema de enrollamiento para evitar la entrada de suciedad y para conservar la temperatura y deber\u00eda estar puesto cuando la piscina no se utiliza de manera que ambos aspectos sean cubiertos. NO es un cobertor de seguridad. 
\u2022\tEn la piscina grande (mayores de edad o ni\u00f1os >14 con supervisi\u00f3n constante), dado que no es de gran volumen el estado del agua puede variar f\u00e1cilmente debido a lluvia, ca\u00edda de hojas u otros factores. La piscina cuando est\u00e9 habilitada queda con valores correctos de Ph y Cloro pero posteriormente es el cliente quien debe controlar diariamente y antes de ba\u00f1arse que el Ph y Cloro est\u00e1 dentro de rango con el kit facilitado. Si no se encuentra dentro de los valores conformes del kit no es autorizado el ba\u00f1o. Debe registrar el valor en caso de acceso. 
\u2022\tPor cuesti\u00f3n de seguridad El Gerbal retira de la piscina el aportador de Cloro\/Ph.
\u2022\tEn la piscina peque\u00f1a (solo ni\u00f1os mayores de 2 a\u00f1os con supervisi\u00f3n constante) no llenar apenas. La calidad del agua es responsabilidad del cliente (agua del grifo) pero que al ser muy poco volumen su estado puede variar muy f\u00e1cilmente. No es responsabilidad de El Gerbal el estado del agua.
\u2022\tEl Gerbal facilita para la limpieza\/mantenimiento de la piscina:
\u2022\t Un mini robot de fondo (una vez cargado (piloto en verde) , se coloca en la superficie de la piscina, se pulsa el bot\u00f3n de activaci\u00f3n y se deja se sumerja en la piscina. Normalmente no funcionar\u00e1 m\u00e1s all\u00e1 de una hora (retirar una vez parado).
\u2022\tUna barra recoge suciedad\/hojas de superficie. 
\u2022\tDepuradora: la depuradora funciona en autom\u00e1tico en horario nocturno. 
\u2022\tEnrollador con cobertor de superficie para mantener temperatura y evitar entrada de restos de \u00e1rboles en el agua. 
\u2022\tKit para comprobar estado del agua, sea por gotas (5 gotas para cloro y 5 para ph, y comprobar estado con gu\u00eda visual) o por tiras (introducir 3 segundos, sacar y agitar durante 15 segundos, hacer lectura antes de 30 segundos comparando con colores del bote). 

\u2022\tEl Gerbal no se responsabiliza de resbalones, ca\u00eddas, golpes  o cualquier incidencia  que pueda tener los clientes sean ni\u00f1os, adultos, por correr, saltar o cualquier actividad que realicen que ser\u00e1 bajo su directa responsabilidad. 
\u2022\tEst\u00e1 absolutamente prohibido utilizar la piscina sin autorizaci\u00f3n. 
\u2022\tEst\u00e1 absolutamente prohibido que menores puedan acceder a las piscinas sin una supervisi\u00f3n permanente por parte de adultos. Tampoco pueden estar sin supervisi\u00f3n en el jard\u00edn y as\u00ed asegurar que no acceden a la piscina u otros elementos sin la supervisi\u00f3n debida. 
\u2022\tNo est\u00e1 permitido actuar sobre ning\u00fan elemento de la piscina como la depuradora, cascada y otros elementos. Solo personal de \u201cEl Gerbal\u201d est\u00e1 autorizado a activar\/desactivar estos sistemas. 
\u2022\tNo est\u00e1 permitido acceder a la parte trasera de la piscina donde se encuentra la depuradora y otros elementos de mantenimiento. 
\u2022\tA la piscina grande solo se puede acceder por las escaleras que estar\u00e1n colocadas en la zona central de la misma. No tocar barras de p\u00e9rgolas. No se permite cambiar de sitio las escaleras. Los clientes retirar\u00e1n la escalera o elevar\u00e1n los pelda\u00f1os tras su uso por motivos de seguridad. 
\u2022\tLos clientes seguir\u00e1n estrictamente las normas de seguridad de la piscina y atender\u00e1n estrictamente los carteles de seguridad (no est\u00e1 permitido lanzarse a la piscina, no  est\u00e1 permitido m\u00e1s de 4 personas en la piscina, mover el agua en alguna direcci\u00f3n constante, hacer olas, etc.. ) 
\u2022\tNo se puede echar ning\u00fan producto sea qu\u00edmico, liquido, s\u00f3lido o de ning\u00fan otro tipo en la piscina y se detendr\u00e1 el ba\u00f1o si por cualquier motivo algo se ha introducido en la misma. 
\u2022\tEl acceso a la piscina requiere que previamente est\u00e9n controlados los niveles de cloro, ph as\u00ed como la claridad, ausencia de suciedad, retirar el dosificador controlador de cloro\/ph y dejarlo en una zona que no tenga acceso a los ni\u00f1os. 
\u2022\tEl personal de \u201cEl Gerbal\u201d se reserva el derecho de acceder a las instalaciones y controlar el estado de la piscina.
\u2022\tNo se permite acceder a la piscina en estado de ebriedad, con vasos, elementos cortantes o cualquier tipo de bebida ni fumar dentro o cerca de la misma. 
\u2022\tNo se permite introducir en la piscina flotadores que no sean los de seguridad que sean necesarios para la protecci\u00f3n de menores y que en cualquier caso estar\u00e1n siempre supervisados. 
\u2022\tNo est\u00e1 permitido llenar o vaciar la piscina por parte de los clientes. 
\u2022\tEn caso de cualquier duda, variaci\u00f3n de color, olor u otros no utilizar la piscina. 
\u2022\tNo utilizar piscina y entorno en caso de tormenta, lluvia o inclemencias. 
\u2022\tEl cliente debe Informar inmediatamente a El Gerbal de cualquier anomal\u00eda en la piscina, nivel de agua excesivo (por lluvia... ), nivel de agua est\u00e1 por debajo de la entrada de la depuradora, color\/olor , resultados no correctos del estado del agua y no permitir el uso de la piscina. 

18. Decimooctava.
El Gerbal cuenta con una instalaci\u00f3n fotovoltaica de 6kW cuya caja principal de control est\u00e1 en la entrada encima del cuadro el\u00e9ctrico de la casa. El cliente no manipular\u00e1 en ning\u00fan caso la caja de la instalaci\u00f3n fotovoltaica (en ning\u00fan caso) ni el cuadro el\u00e9ctrico de la casa (previa autorizaci\u00f3n por parte de El Gerbal).
El Gerbal dispone de radiadores el\u00e9ctricos que se activan remotamente si  hay excedente el\u00e9ctrico de la instalaci\u00f3n fotovoltaica para mejora medioambiental. El cliente no debe manipular estos radiadores puesto que son pilotados en remoto y manipularlos afectar\u00eda a la eficiencia y a la capacidad de la red de la vivienda.

19. Decimonovena.
Uso barbacoa de carb\u00f3n, barbacoa el\u00e9ctrica, paellera (bombona gas): el cliente es responsable de su buen uso siempre realizado por un adulto experto. 
Estos elementos pueden no estar disponibles por limitaciones administrativas (riesgo fuego) o cualquier otra.  Normalmente en los periodos de junio, julio y agosto el uso de fuego est\u00e1 prohibido por comunidad y ayuntamiento as\u00ed que no se pueden usar elementos que generen llama o riesgo de fuego. 
El cliente debe comprobar\/asegurar que est\u00e1n en buen estado para uso seguro previo al mismo. Cualquier incidencia informar a la propiedad y no utilizar. 
El cliente debe asegurar que durante y tras su uso (en todo momento supervisado por adulto) no hay riesgos de fuego\/caida\/escape u otros. 
En la barbacoa solo se puede usar carb\u00f3n vegetal, no maderas de cualquier tipo.
En el uso de la paellera, previo, durante y tras el uso asegurar que las conexiones de cabeza a bombona, cabeza a tubo, tubo a parrilla de salida gas est\u00e1n perfectamente selladas. Cualquier m\u00ednima duda, (por ejemplo, algo de suciedad, \u00f3xido, flojedaz,...) no est\u00e1 permitido el uso y hay que informar a la propiedad.


20. Vig\u00e9sima.
El Gerbal dispone de un cargador para veh\u00edculos el\u00e9ctricos. Dado que la electricidad de la vivienda es fase\/fase no se puede garantizar que el cargador funcione con cualquier veh\u00edculo. 
El cargador a\u00fan siendo de 7,2 Kw solo cargar\u00e1 a la potencia que quede excedente de la vivienda y por tanto la carga en general ser\u00e1 relativamente lenta en funci\u00f3n del consumo que se haga en la vivienda en esos momentos. 
El servicio solo se activa a petici\u00f3n del cliente y se factura seg\u00fan las condiciones que la propiedad indique normalmente a precio kwh similar al de los cargadores de gasolineras. 
Se recomienda el uso del cargador en horario solar para aprovechar los excedentes de las placas solares. 
No manipular el equipo por riesgo el\u00e9ctrico y en caso de cualquier duda no utilizar. 







Horarios entrada\/salida 
\u2022\tEl horario de entrada est\u00e1 disponible en general entre las 18h y 23h del d\u00eda de entrada, siempre con un preaviso m\u00ednimo por parte del cliente de 1 hora. 
\u2022\tLa  salida deber ser antes de las 11h AM.     El cliente puede solicitar otros horarios de entrada\/salida que deber\u00e1n disponer de acuerdo expreso de la propiedad y ser\u00e1n  funci\u00f3n de disponibilidad y con posible recargo. CIVIC AND COEXISTENCE RULES
The CLIENT and all the people staying at EL VIVIENDA TUR\u00cdSTICA RURAL EL GERBAL are subject to respect for the coexistence regulations that govern the municipality of Villahoz, Burgos.
In addition, they must comply with the following rules: 
1. First. 
\u2022\tRespect the calm and rest of cohabitants and neighbours, as well as in the environment. Noise after 11 p.m. is totally prohibited. It is not allowed, from the aforementioned time, the use of any type of music player, including mobile devices, speakers, amplifiers of any kind, karaoke bars...
\u2022\tIt is not allowed to celebrate parties, farewells or events that may alter the well-being of the neighbors. Upon the first complaint, it will be cause for expulsion from the property without any reimbursement.
\u2022\tIn the event of non-compliance, the property reserves the right to vacate the house and give the relevant report to the Civil Guard and to take the appropriate legal action, depending on the extent of the damage caused.
2. Second 
\u2022\tThe CLIENT undertakes to act with the utmost civility, respecting the environment, calm, nature, cleanliness and order of the home. In the event that in the pre-departure inspection the rooms or exterior are in an unreasonable state of order and cleanliness, El Gerbal reserves the right to retain the corresponding part of the deposit that could amount to the total of the same, depending on the state checked. 
3. Third. 
\u2022\tThe CLIENT undertakes to be diligent and careful in the consumption of electricity, heating, water, firewood, as well as security, not allowing people outside the reservation agreed with the property to enter the house. In addition, and in this sense, the CLIENT must close the entrance door and windows. The property is not responsible for the lack of criteria for the safety of the CLIENT, and therefore exempts itself from any liability derived from its misconduct and reserves the right to take the pertinent legal actions depending on the damage caused by third parties.
\u2022\tEl Gerbal is adhered to the Energy Saving and Management shock plan in compliance with RITE RD1027\/2007 and Royal Decree Law 14\/2022. The maximum stipulated temperature controlled by the heating would amount to a maximum of 19\u00baC. Given the favourable characteristics of the house, the temperature can be increased by several degrees under normal conditions only with a correct management of the opening of windows\/shutters on the south face (increases the temperature) and the north face (it would reduce temperature).  Since the house does not have air conditioning, the limit of 25\u00baC is dependent on a correct management of the opening, closing of windows as indicated and the sun schedule of each season. 
4. Fourth. 
\u2022\tFor hygiene and health reasons, it is forbidden to leave, leave or throw rubbish in the home, garden or in the street next to the entrance door. The CLIENT agrees to dispose of their rubbish bags in any of the containers for deposit that exist in the vicinity of the El Gerbal Rural Tourist Housing. 
\u2022\tNon-recyclable waste container on the first street (up to bodegas) on the right coming from Lerma. 
\u2022\tPlastic containers, non-recyclable and others on the second street (entrance to the first arch of the town) on the right coming from Lerma. 
6. Sixth. 
\u2022\tThe CLIENT undertakes to take care of and maintain the furniture and facilities of the home, and neither the furniture, nor the appliances, nor the equipment may be moved from their original place. If any breakdown or breakage occurs, the property will be notified as soon as possible. THE CLIENT undertakes at all times to guarantee the proper use of any appliance, appliances, kitchenware or decoration of the El Gerbal Rural Tourist Housing.
7. Seventh. 
\u2022\tThe El Gerbal Rural Tourist House is equipped with security systems in the doors, windows, motion detection, smoke detection, CO. For security reasons, there are also four outdoor surveillance cameras that are activated by motion detection. Particularly prepared for ensuring the protection of people and exterior elements of great historical value (stelae and basin from the Medieval period XII-XIII).  The recordings of these have an encryption system and will only be accessible in the event of an incident. The indoor surveillance cameras will be removed and placed in areas of no access to the client (closed garage-multipurpose room and pantry) to ensure the privacy of the CLIENT. 

8. Eighth. 
\u2022\tIn the event of any situation with evidence of vandalism, noise, disturbance, well-founded complaints from neighbours or reckless use of the property and its belongings, the property reserves the right to terminate the rental contract at any time, and the tenants must leave the property immediately without any possibility of total or partial refund of the amount paid to the property.
9. Ninth. 
\u2022\tThe property is not responsible for the objects owned by the CLIENT deposited in the property, as well as for the objects that may have been forgotten. In the event that the property finds any object owned by the CLIENT, and the CLIENT wants to recover it, it will go to pick it up at the address indicated by the property and in the event that the movement is not possible, the costs of shipping said object will be borne by the CLIENT.
10. Tenth. 
\u2022\tIf the CLIENT has to leave the house, for any reason, before the previously contracted date, they will not be entitled to a total or partial refund of the amount paid in any case. 
11. Eleventh. 
\u2022\tChildren must be accompanied at all times by a responsible adult. The property is exempt from total liability caused by misuse of the facilities or absent-mindedness of the CLIENT and the material and physical damage that may be caused thereby and reserves the right to take the appropriate actions in this regard.

12. Twelfth. 
\u2022\tWe are accommodated in an old rural house, with exposed and unseen wooden structures and in an environment full of vegetation, pines, apple trees, almond trees.... In which its ancient rural essence has been preserved in every possible way. 
For safety reasons: 
\u2022\tIt is totally forbidden to smoke in any area of the interior of the Rural Tourist Housing El Gerbal (Housing, Multiple Uses Room (garage), Warehouse).  Outside smoking is only allowed, maintaining extreme caution avoiding any possible risk both inside the house, and in the interior vegetation as well as any of the surroundings outside the house and its surroundings. 
\u2022\tIt is strictly forbidden to make any fire inside or outside, except for the agreed use of a fireplace (only with the wood supplied by El Gerbal or agreed) and the barbecue (only with charcoal supplied or agreed by El Gerbal). 
\u2022\tIt is the customer's full responsibility to use the wooden fireplace responsibly, especially when introducing wood with the fire on, ensuring a correct and complete closure of the protective glass and ensuring that no incandescent remains are released in any operation. It is the customer's total responsibility to ensure that no spark comes out. Do not allow access to children.  
\u2022\tIt is strictly forbidden to alter the position or connection of any luminaire or electrical equipment as well as to place any element on top of them or connect any electronic element added to those already available in the establishment that exceeds 100W of consumption. The client is responsible for a rational use of the electrical elements of the house since if several are connected the electricity will be tripped, especially when connecting the electric oven in combination with other high-consumption ones such as washing machine, dishwasher,... 
\u2022\tCharging of electric vehicles is not allowed under any circumstances. 
\u2022\tThe use of any type of pyrotechnic material (firecrackers, flares, etc.) or fuel (candles, ambient sticks, etc.) is strictly prohibited. 
\u2022\tThe use of a fireplace, barbecue, paella pan or other combustible element will not be allowed in the periods determined by the local administration or elsewhere. In any case, consult before turning on any type of installation with fuel of any kind. 
\u2022\tThe Rural Tourist Housing \"El Gerbal\" has smoke and CO detectors with audible alarm warning and wifi, on the ground floor, first floor and multipurpose room (not Wifi). In the event of activation due to non-compliance with the indicated rules or others of the house, the property reserves the right to terminate the rental contract at any time, and the tenants must leave the property immediately without any possibility of total or partial refund of the amount paid to the property.

13. Thirteenth. 
\u2022\tIt is totally forbidden to enter and spend the night in Rural Tourist Housing to anyone outside the reservation agreed with the property. In case of non-compliance, the property reserves the right to compensation for non-compliance with the internal regulations of the house, in the amount of \u20ac 500 per person per day of undue accommodation.
14. Fourteenth. 
\u2022\tIt is the responsibility of the tenants to take strict care of their own safety in the activities that are carried out: when going down\/up stairs, in activities in the garden, in the entrances and exits, in the accesses to the rooms, in the opening\/closing of windows or shutters, raising\/lowering of blinds (ensuring that children cannot access the strings),    and in the use of any of the elements contained in the Dwelling, electric oven, barbecue, gas paella pan,... El Gerbal will not be responsible for an absence of care or supervision by the client and their companions, whether they are adults or minors. 
15. Fifteenth. 
\u2022\tThe tenant must allow access to the property or delegates, without restriction to carry out maintenance, repair, adaptation tasks that may be necessary to preserve a correct state of the Rural Tourist Housing \"El Gerbal\". 

16. Sixteenth. 
\u2022\tIn the Rural Tourist Housing \"El Gerbal\" you can park within the private area 4 medium-sized vehicles that must be parked in the areas enabled for them. (Area in front of the gate room multiple uses and limited by the stone path from woodshed to garden). No more vehicles than those indicated may be brought in or parked inside the property and in no case may vehicles be transported outside the area enabled for parking and entry and exit manoeuvres. You cannot park in the outer sidewalk area or in areas\/eras that are for private use in the vicinity, since if you do so your vehicle can be removed and fined. The customer, if necessary, must park in the multitude of spaces available in the municipality. 
\u2022\tIn the access with vehicles through the main gate to the enclosure of the Rural Tourist Housing \"El Gerbal\" it is advisable to do so entering from the direction Villahoz to Lerma, since, coming from Lerma, depending on the length of the vehicle, the turn to be made can be complicated. El Gerbal is not responsible for any damage that vehicles or people may suffer due to inadequate access to the parking area (to the right of the entrance gate and limited by a stone path, entrance gate and exterior fence. 
\u2022\tThe CLIENT is responsible for complying with all traffic regulations established by the DGT and official bodies. 

17. Seventeenth. 
\u2022\tThe Rural Tourist Housing \"El Gerbal\" has an outdoor swimming pool model INTEX 26356NP of 5.49x2.74x1.32 m and an outdoor children's pool (octopus). The pool(s) will be open only at certain times of the year (in general July\/August), when weather, maintenance and other conditions allow it. \"El Gerbal\" reserves the right to close it or prohibit access at any time. 
\u2022\tThe pool has a plastic cover with a roll-up system to prevent dirt from entering and to maintain the temperature and should be on when the pool is not in use so that both aspects are covered. It is NOT a safety cover. 
\u2022\tIn the large pool (adults or children >14 with constant supervision), since it is not of great volume, the state of the water can easily vary due to rain, falling leaves or other factors. The pool, when enabled, is left with correct values of Ph and Chlorine, but later it is the customer who must check daily and before bathing that the pH and Chlorine are within range with the kit provided. If it is not within the conforming values of the kit, bathing is not authorized. You must record the value in case of access. 
\u2022\tFor safety reasons, El Gerbal removes the Chlorine\/Ph from the pool.
\u2022\tIn the small pool (only children over 2 years old with constant supervision) hardly crowded. The quality of the water is the responsibility of the customer (tap water) but as it is very small volume, its condition can vary very easily. The state of the water is not the responsibility of El Gerbal.
\u2022\tThe Gerbal facilitates for the cleaning\/maintenance of the pool:
\u2022\t A mini bottom robot (once charged (green light), is placed on the surface of the pool, the activation button is pressed and allowed to submerge in the pool. Normally it will not work for more than an hour (remove once stopped).
\u2022\tA bar collects surface dirt\/leaves. 
\u2022\tPurifier: the purifier works automatically at night. 
\u2022\tWinder with surface cover to maintain temperature and prevent tree debris from entering the water. 
\u2022\tKit to check the condition of the water, either by drops (5 drops for chlorine and 5 for ph, and check status with visual guidance) or by strips (insert 3 seconds, remove and shake for 15 seconds, read within 30 seconds comparing with colors of the can). 

\u2022\tEl Gerbal is not responsible for slips, falls, blows or any incident that customers may have, whether they are children, adults, running, jumping or any activity they carry out, which will be under their direct responsibility. 
\u2022\tIt is absolutely forbidden to use the pool without authorization. 
\u2022\tIt is absolutely forbidden for minors to access the pools without permanent supervision by adults. Nor can they be unsupervised in the garden and thus ensure that they do not access the pool or other elements without due supervision. 
\u2022\tIt is not allowed to act on any element of the pool such as the water treatment plant, waterfall and other elements. Only \"El Gerbal\" personnel are authorized to activate\/deactivate these systems. 
\u2022\tIt is not allowed to access the back of the pool where the treatment plant and other maintenance elements are located. 
\u2022\tThe large pool can only be accessed by the stairs that will be placed in the central area of the pool. Do not touch pergola bars. Changing the location of the stairs is not allowed. Customers will remove the ladder or raise the rungs after use for safety reasons. 
\u2022\tGuests will strictly follow the safety rules of the pool and strictly adhere to the safety signs (it is not allowed to jump into the pool, no more than 4 people are allowed in the pool, move the water in some constant direction, make waves, etc.) 
\u2022\tNo chemical, liquid, solid or any other type of product may be thrown into the pool and the swimming will be stopped if for any reason something has been introduced into the pool. 
\u2022\tAccess to the pool requires that the levels of chlorine, ph as well as clarity, absence of dirt are previously controlled, remove the chlorine\/ph controller dispenser and leave it in an area that does not have access to children. 
\u2022\tThe staff of \"El Gerbal\" reserves the right to access the facilities and control the condition of the pool.
\u2022\tIt is not allowed to enter the pool while intoxicated, with glasses, sharp elements or any type of drink, nor to smoke in or near it. 
\u2022\tIt is not allowed to introduce floats into the pool other than the safety floats that are necessary for the protection of minors and that in any case will always be supervised. 
\u2022\tIt is not allowed to fill or empty the pool by customers. 
\u2022\tIn case of any doubt, color variation, smell or others do not use the pool. 
\u2022\tDo not use a pool and surroundings in case of storm, rain or inclement weather. 
\u2022\tThe client must immediately inform El Gerbal of any anomaly in the pool, excessive water level (due to rain...), water level is below the inlet of the treatment plant, color\/smell, incorrect results of the water condition and not allow the use of the pool. 

18. Eighteenth.
The Gerbal has a 6kW photovoltaic installation whose main control box is at the entrance above the electrical panel of the house. The customer will not handle the photovoltaic installation box under any circumstances (under any circumstances) or the electrical panel of the house (with prior authorisation from El Gerbal).
The Gerbal has electric radiators that are activated remotely if there is a surplus of electricity from the photovoltaic installation for environmental improvement. The customer should not manipulate these radiators since they are remotely piloted and manipulating them would affect the efficiency and capacity of the home network.

19. Nineteenth.
Use of charcoal barbecue, electric barbecue, paella pan (gas cylinder): the customer is responsible for its proper use, always carried out by an expert adult. 
These elements may not be available due to administrative limitations (fire risk) or any other.  Normally in the periods of June, July and August the use of fire is prohibited by community and town hall so elements that generate flame or risk of fire cannot be used. 
The customer must check\/ensure that they are in good condition for safe use prior to it. Any incident inform the property and do not use. 
The customer must ensure that during and after use (at all times supervised by an adult) there are no risks of fire\/fall\/leak or others. 
Only charcoal can be used on the barbecue, not wood of any kind.
In the use of the paella pan, before, during and after use, ensure that the connections from head to cylinder, head to tube, pipe to gas outlet grill are perfectly sealed. Any slightest doubt, (e.g. some dirt, rust, looseness,...) is not allowed to use and must be reported to the owner.


20. Twentieth.
The Gerbal has a charger for electric vehicles. Since the electricity in the home is phase\/phase, it cannot be guaranteed that the charger will work with any vehicle. 
The charger, even though it is 7.2 Kw, will only charge the power that is left in excess of the house and therefore charging in general will be relatively slow depending on the consumption made in the house at that time. 
The service is only activated at the request of the customer and is billed according to the conditions indicated by the property, normally at a kwh price similar to that of petrol station chargers. 
The use of the charger during solar hours is recommended to take advantage of the surplus solar panels. 
Do not handle the equipment due to electrical risk and in case of any doubt do not use. 







Check-in\/check-out times 
\u2022\tCheck-in time is generally available between 6pm and 11pm on the day of check-in, always with a minimum notice from the customer of 1 hour. 
\u2022\tCheck-out must be before 11 AM.     The client can request other check-in\/check-out times that must have the express agreement of the property and will be based on availability and with a possible surcharge. There must be prior notice of the arrival \/ departure time forecast 1 hour in advance to the property for the review of the condition of the property and management of the deposit. 
\u2022\t        Both the check-in and check-out and check-in can be carried out autonomously by the client if previously agreed with the property, in which case the deposit will be returned after the condition of the property can be reviewed in subsequent days.
